Summary: The Chief Maintenance Engineer must be able to direct and lead a staff. The Chief must be willing to assign tasks or work orders and hold staff accountable. The Chief must have knowledge of maintaining pool/spa, mechanical repairs, painting, plumbing and electrical work. The ability to bend, crouch, stoop, stand and walk constantly is a must. Heaving lifting may be required. The Chief must have good problem solving skills, and the ability to communicate both written and verbally. The ability to be a self-starter and a motivator is a must as following through on projects, preventative maintenance and day-to-day paperwork is a requirement. This position enables the company to maintain a clean and attractive property as well as ensure repairs are completed in a timely manner.
Job Duties:
- Be in proper uniform - name tag is to be worn
- Maintain grounds and pool
- Replace burned out light bulbs in corridors and on building exterior
- Collect room maintenance cards from front desk to correct problems that have occurred since the manager prepared the daily work schedule
- Perform preventative maintenance on laundry equipment
- Repair loose door knobs
- Repair, replace and rotate locks as needed
- Repair damaged furniture
- Keep ice and snow off walkways and entrance
- Paint and/or repair damaged walls
- Clean A/C filters
- Repair leaking or clogged plumbing
- Repair damaged carpet
- Replace or repair damaged wallpaper
- Repair damaged or loose pictures and mirrors
- Adjust door closures and repair loose door frames
- Clean exterior windows
- Perform routine maintenance of lawn mowers and other equipment
- Maintain interior and exterior woodwork and trim
- Re-caulk windows, bathtubs, sinks, and commodes. Treat for mold and mildew.
- Perform preventative maintenance on vacuum cleaners
- Repair light fixtures and lamps
- Conduct ongoing room preventative maintenance
- Perform additional duties as assigned
- Prior Maintenance experience is required.
- Must be able to bend, stoop, and lift up to 35 pounds where needed to perform job duties. Employee required to seek assistance if unable to lift or move an item over 35 pounds.
- No employee is to clock in for another. No employee will be clocked in who is not physically working. No employee will work unless they are clocked in. All employees will clock out when taking lunch or when leaving the property for any reason other than approved company business. Employee must punch out between 12:00 and 1:00 for a mandatory 30-minute lunch break.
- Employees are to follow all company policies and procedures as stated as well as any new policy implemented in the future.
- Open availability to work weekends and evenings.
- CPO Certification is preferred.
